The objects should generally be located in southern Germany. Deviations are possible under special conditions. Key general criteria for properties to be acquired are:

General
criteria

  • No or little vacancy
  • Good to very good property condition; no renovation or refurbishment backlog
  • ESG-compliant
  • Good third party usability and location
  • Asset deal is preferred
  • No heritable building right
  • No WEG shares/partial ownership
  • Portfolio purchases possiable
  • Purchase volume between 2 and 20 million euros
  • Initial yield (incl. all ancillary costs) should be min. 6% lie

Purchase criteria
Logistics real estate

  • Hall size from 10.000sqm - divisible
  • Sufficient parking spaces for trucks and good delivery/rerouting facilities
  • Sufficient dock levellers for good third party usability.
  • Hall height ideally min. 9.5 m UKB
  • Load bearing capacity of the soil min. 5 tons/sqm
  • Office space shares as max. as possible 5% of the total area
  • Age of the halls preferably not over 10 years
  • Good connection to freeway (possibly also rail connection)
  • 24-hour use should be given
  • No production buildings with attached office space

Purchase criteria
Specialty retail centers

  • Sustainable specialist store locations with at least two tenants with strong credit ratings, if possible
  • Food retail (full-range or discounter) should be at least one of the tenants
  • Lebensmitteleinzelhandel (Vollsortimenter oder Discounter) sollte zumindest einer der Mieter sein
  • Longer-term leases
  • Architecture must comply with the current standard
